Start by defining the metal system
“Metal roof” can describe exposed-fastener panels, standing-seam systems and other profiles with very different installation requirements. Ask for panel manufacturer, profile, gauge or thickness specification, coating, seam or fastening method and warranty documents.
The trim package matters
Ridge, eave, rake, valley, wall, chimney, skylight and transition details can require fabricated or system-specific trim. Complex roofs contain more linear feet of these details and more labor-intensive cuts.
Substrate and tear-off change the job
Do not compare an overlay proposal with a tear-off-and-repair proposal as though they are the same scope.
| Cost driver | What to ask |
|---|---|
| Panel system | Exposed fastener, standing seam or other profile? |
| Attachment | Direct fastened, clips, battens or another assembly? |
| Metal specification | Material, gauge/thickness and coating? |
| Trim | Which edge, valley, wall and penetration details? |
| Substrate | What deck preparation is assumed? |
Geometry increases fabrication and labor
Valleys, dormers, intersecting roof planes and penetrations increase layout, cutting, flashing and trim work. Compare unit prices only when geometry is similar.
Use a complete-system quote
A useful metal proposal identifies panel system, underlayment, attachment method, trim, flashing, ventilation, tear-off, disposal, deck repair pricing and warranty.
