An asphalt roof replacement is a system. The visible shingles are only one line item. A complete proposal can include tear-off, deck repairs, underlayment, leak-barrier membrane where required or specified, starter course, field shingles, hip and ridge caps, flashing, drip edge, ventilation, fasteners, disposal, permits and cleanup.
Build the budget in layers

Shingle grade is only one part of the price
Ask for the exact manufacturer and product line rather than a vague label such as “premium shingle.” Confirm matching starter and ridge products, underlayment type, flashing approach and ventilation work.
Use roof area, not house area

Plan for concealed deck repairs
Ask each contractor for a unit price or written allowance for plywood or OSB replacement so a change order is understandable rather than a surprise.
Compare quotes on the same scope
- Confirm measured roof area and square count.
- List the exact shingle and accessory system.
- State the tear-off layers included.
- Show how deck replacement is priced.
- Identify flashing replaced versus reused.
- Define ventilation changes.
- Separate permit, disposal and cleanup responsibilities.
